A Tennessee native, Joshua graduated with a Bachelor of Science in Criminal Justice and Accounting from East Tennessee State University. Following college, Joshua joined a federal law enforcement agency, serving as a Special Agent for six years. He then attended Cecil C. Humphrey’s School of Law in Memphis, Tennessee, where he completed an internship with a title and escrow company and discovered his passion for real estate and land development. Upon graduating in the top of his law school class, Joshua interned for the 7th Circuit Probate Court of Davidson County. He then practiced law as a sole practitioner, primarily focusing on real estate transactions, compliance, and litigation for condemnation and contractual disputes. He brings valuable experience, market knowledge, and personalized service to the Nashville community. Outside of real estate and title, Joshua is committed to family, friends, and service to others. He enjoys participating in Crossfit, playing tennis, running, scuba diving, golfing, hiking, skiing, and traveling.
Originally from Buffalo, New York, Ryan received his B.S. in Criminal Justice Administration from Middle Tennessee State University in 2010. Following graduation, Ryan attended the Nashville School of Law, where he obtained his Juris Doctorate Degree in May 2014 and subsequently received his license to practice law in the state of Tennessee in November 2014.
Ryan has always had a strong passion FOR property law and began working in the title industry immediately following law school. Over the years, he has closed thousands of transactions and has established a focus in development law, where he advises clients in matters such as Horizontal Property Regimes (HPR), subdivisions, condominiums, and mixed-use developments. His other experience includes zoning and land use, real estate finance, residential and commercial leasing, business and corporate law, and homeowners’ associations.
In his free time, Ryan enjoys playing ice hockey, snowboarding, cycling, traveling, and enjoying time with family and friends.
Originally from Dickson, Tennessee, Marcy Morgan graduated from Middle Tennessee State University with a B.S. in Political Science, B.A. in Global Studies, and minor in French in 2010. While at MTSU, Marcy was heavily involved in student organizations. She also interned for the Tennessee General Assembly and studied abroad in Costa Rica. After graduation, Marcy worked for a prominent local law firm for five years starting out as the receptionist and then promoted to a legal assistant gaining valuable experience. She has always had an interest in real estate and is now taking on learning the title and escrow industry.
Marcy currently resides in west Nashville with her husband, Jeff and two dogs, Bo and Baxter. She enjoys traveling, attending concerts, going to the movies, playing live trivia, craft beer, good food, and spending time with friends and family. She is an avid TV watcher and loves all things related to pop culture!
Tabatha Edwards is a senior processor and closer. She brings extensive experience in the Mortgage and Title Industries going back to 1993. Originally from Ohio, Tabatha moved to middle Tennessee in 1987 while still in high school. After attending Vol State Community College, she immediately went into a professional career path in finance. Starting as a small loan processor, she quickly moved on to mortgage processing and originating for the next 10 years. This experience allowed her to seamlessly transition into the Title Industry in the early 2000’s. Her favorite thing is to close first time home buyers and see the joy and excitement in their faces.
She and her husband, Thom of 25 years, live in a log home they built on 22 acres in the beautiful rolling hills of Smith County. So she knows the challenges involved in building a new home! Together they have 2 grown boys, Levi and Dustin, 3 cats, and 1 dog. Thom is a professional musician and teacher. In their spare time, you can find them camping (or as Tabatha says, Glamping), kayaking, and eating Mexican food.
A Nashville native, Traci was brought up in Real Estate, with her dad, sister, and brother-in-law all being realtors. She began her career in the title industry in 1999, working as a processor and mobile closer. She transitioned into Commercial Real Estate and Lending and has over 15 years of experience and knowledge working with prominent property investors and builders. She enjoys every aspect of the real estate transaction process, from helping the first time homebuyer close on their home, to the investors and developers who are building and investing in Nashville and the surrounding counties.
Traci enjoys vacationing at the beach with a good margarita, CrossFit, road tripping with her family and friends, and anything that involves true crime. She’s passionate about animals and her favorite dog rescue to support is Snooty Giggles, located in Thompson Station, TN.
Originally from Jackson, Tennessee, Leslie A. Garside received her B.S. in Sociology from Lambuth University in 2008, where she also minored in Legal Studies. Following her graduation, Leslie was accepted to and attended the Nashville School of Law, from which she subsequently received her Juris Doctorate Degree in May 2012. She received her license to practice law in the state of Tennessee in November 2012.
Leslie began her career in title in the fall of 2010 while still attending law school. Her thorough knowledge of the entire process make her well versed and knowledgeable in all aspects of title insurance and closing, and her background in customer service related positions prior to title makes her an ideal go-to attorney for your transactions in the middle Tennessee area.
In her free time, Leslie enjoys playing golf, reading, traveling, and spending time with her daughter, Clara.
Dawnielle Hardwick began her career in the title industry in 1999 as a title examiner. Her duties then expanded to include all aspects of closing from initial set up all the way through issuing policies. Originally from Indiana, Dawnielle grew up in Mississippi and Kentucky. She has title industry experience in Kentucky, Indiana, and Ohio. Dawnielle has a paralegal degree with extensive experience in estate planning and probate law, as well as experience with bankruptcy, personal injury and general business law. She was also an Ohio licensed Title Insurance Agent with First American Title Insurance.
Dawnielle’s strong southern roots called her back to the south where she decided to reside in Nashville. She enjoys anything on dirt and on the water, including boating, swimming, hiking, horses, four-wheeling, and traveling.
Erin is new to the title industry, but enjoys learning about it every day. She enjoys being able to interact with the clients and meet agents. Prior to title, Erin worked in the food and beverage industry for thirteen years where she was taught patience, resiliency, and communication. She also received her ASS in Health Information Technology and interned at a psychiatric hospital. Craving adventure, her life took her elsewhere when her eagerness to move brought her to Nashville in 2017. She enjoys connecting with Nashville through music, nature, and of course great food and craft beer. Currently residing in Franklin, her other favorite areas of Nashville include 12 South and East Nashville. She loves to travel, hang out with family, and cuddling with her two cats and two dogs.

Leeza Osborne started in the title industry in 2004, after leaving her career in teaching. She has worked on everything in title from file setup to issuing policies. When time allows she loves doing closing and meeting people from all over Middle Tennessee. Leeza has been with Magnolia Title since 2016.
She has been married to her husband, Dewayne, for 14 years. He’s a partner for ABEC Electric here in Nashville. They have a 9 year old son Brody who loves playing soccer and hunting with his Dad. In the fall they can be found visiting Tuscaloosa, AL watching football…Roll Tide! She also enjoys going to concerts, traveling to new places, going to soccer games, and riding four wheelers in the woods.

Growing up right down the road in Franklin, Tennessee, Jordyn received her Bachelor’s Degree from Samford University in Birmingham, Alabama. She was a double major in Secondary Education and English, with a triple minor in Journalism, Communications, and Theater. Following graduation, Jordyn moved to Nairobi, Kenya to teach at an International School for two years. She then moved to East Nashville to continue her teaching career at a charter school, pouring into the local community for the next four years.
Transitioning into the title and escrow world has been a great adventure, allowing Jordyn to broaden her skill sets, as well as utilize her previous experiences in new and creative ways. She loves building relationships in the city she grew up in and being a part of the growth that is happening in middle Tennessee. As the Director of Business Development, she especially loves celebrating with first time homeowners, as well as keeping Magnolia connected to the real estate agents and lenders of Nashville.
Jordyn currently resides in Brentwood with her husband, Jon, who is a fitness coach for a gym in Franklin. In her free time, she loves participating in CrossFit, running, reading good books, painting, spending time with family and friends, and adding to her list of over 22 countries visited.
