What does a title company do?
A title company searches the property's ownership history for any issues — unpaid liens, judgments, ownership disputes, or recording errors — that could affect your right to the property. How long does a title search take in Tennessee?
Most standard title searches in the state of Tennessee are completed within 1 week. Complex commercial transactions or properties with ownership complications may take longer. Magnolia's in-house attorneys handle searches directly, which allows us to identify and resolve issues faster than most title companies.
Do I need title insurance in Tennessee?
Lenders require a lender's title insurance policy as a condition of your mortgage. While an owner's policy is technically optional, we strongly recommend it — it protects your ownership against issues that may surface after closing, such as fraud, undisclosed heirs, or recording errors, and is a one-time premium that covers you for as long as you own the property.
What is the difference between a title company and a closing attorney?
